Step 3: Payment of Deposit and Exchange of Contracts
Once you’re ready, you’ll sign the contract, pay the deposit, and I’ll manage the exchange of contracts. This step secures the property for you, subject to any cooling-off period (only available for residential properties). Note that there’s no cooling-off period for properties purchased at auction.

Step 4: Pre-settlement
I’ll conduct thorough government and statutory searches to ensure no third-party interests affect the property. This phase includes preparing all transfer documents, calculating settlement figures, and scheduling the settlement date.

Step 5: Settlement
On the settlement day, I attend to all necessary details. Once the balance is paid, you’ll officially receive the title to the property.

Step 6: Post-settlement
Finally, the keys to your new property are typically available for collection from the selling agent. I also notify relevant authorities of the change in ownership, so any future documentation, like council rates or strata levies, is addressed to you.
